We hope this message finds you safe and well. Below are the latest updates on our progress at "The Emery".


Power Connection Work - June/July

We anticipate a power interruption when we connect our permanent power to the site; estimated June/July 2021. We will continue to request clearer communication and more careful planning by PG&E for future planned outages that affect the neighborhood.

In about 2 weeks we will remove sidewalks along the west side of Horton Street between Sherwin Avenue and 45th Street in order to investigate potential tree conflicts with the joint trench and curb/gutter/sidewalk work to be installed. The joint trench installed in this area is also tied to the "undergrounding" work required on Horton Street. We will also remove sidewalks north of 45th Street where large utility boxes will be placed close to trees. We will also have our engineers stake and spray paint the facilities to be installed along this frontage. It is anticipated these sidewalks will be out of commission for roughly 8 weeks and southbound pedestrian traffic will be diverted across Horton Street at 45th as a result. Thanks for your patience as we prepare to complete this important joint trench/undergrounding work.

Reclaimed Water Line Install - Sherwin Ave.

We will be making reclaimed water line connections to the site next week so expect some work on Sherwin Avenue.

Asphalt paving work on Horton

We are patching the storm drain trenches on Horton Street this week. Please be aware of the equipment in the street, traffic controls and use of asphalt material which has a distinct odor.


Building B1 roof completion, window installation, and continued work on mechanical, plumbing, electrical, etc. rough installations.

Building B2 wood framing continues. Mechanical trades are working inside the garage and the wood frame structures.

Building D placement of concrete podium slab, columns, and walls continues with wood framing starting in next couple weeks.

Building C (last one!) footings and foundations are now underway.

Concrete placement - there are roughly 4 or 5 large concrete placements left for this site over the next 6-8 weeks, which will be a nice milestone to have behind us.

Please keep in mind that with the rainy season upon us there will be a greater need for street sweeping so we are compliant with local and state stormwater management ordinances.
